What the panel does
Foundations, slabs, brickwork, roof structures and the making-good that follows them, on occupied residential schemes and small commercial sites. The panel's building contractors carry cidb registration in the General Building class and are appointed one job at a time against a measured scope, not a rate card.
Boundary walls are the most common instruction on a sectional title scheme: precast panels that have moved, brick walls that have cracked at the piers, and the remedial work that comes after a vehicle or a storm. Arabella scopes the wall, prices the rebuild against the existing line and levels, and the contractor rebuilds to the same line so the neighbouring owner has nothing to object to.
Larger structural work brings the Construction Regulations with it: a client appointment in writing, a principal contractor, a construction work permit above the threshold. Arabella holds those appointments on the client's behalf where the job requires them.
Who commissions it
Bodies corporate and their managing agents, estate management companies and property managers with a portfolio of schemes. The instruction is usually a wall, a roof or a crack that has been quoted three times by three different people against three different scopes.

NHBRC enrolment
Required for new residential homes and additions under the Housing Consumers Protection Measures Act; not required for repairs to common property.
Construction Regulations, 2014
Client and contractor appointments in writing, and a construction work permit where the contract value or duration triggers one.
COIDA letter of good standing
In force for the duration of the job, not just on the day of award.
