What the panel does
New pools from excavation to first fill, and the repairs that matter on a communal pool: shell cracks, liner and marbelite failures, pump and filtration replacement, and the fencing and covers the building regulations require. The panel prices the pool as a structure and the plant as an electrical and plumbing installation, with the certificates each needs.
On a scheme the pool is common property and the trustees' liability, so the quote is written for the resolution: what fails, what it costs and when the pool is closed.
Plant replacements are priced with the electrical certificate, and structural repairs carry the contractor's workmanship warranty in writing. Where the pool fails the access regulation the quote includes the fence and gate, because a resurfaced pool that still fails inspection has not been fixed.
Who commissions it
Bodies corporate and estates with a communal pool, guest houses and schools, and owners rebuilding rather than resurfacing.
Registers that apply to swimming pools
What to ask any contractor for before you award, on the panel or off it. Every one of these is checked before a panel contractor quotes.
SANS 10400 Part D (DD4)
Access to a swimming pool must be controlled by a wall or fence and a self-closing gate; the national building regulation most communal pools fail.
Electrical CoC
Pump, lighting and any heat pump are an electrical installation and close with a certificate from a registered person.
Municipal building plans
A new pool is a building and needs approved plans before excavation.
