What the panel does
Full strip-outs and rebuilds: plumbing, electrical, waterproofing, tiling, sanitaryware, joinery and glazing, coordinated as one job with one programme. The reason to buy a bathroom through Arabella is that every trade in it is on the panel and answers to the same quote.
Each trade closes with its own certificate where one exists, and the client gets all of them in one handover, with the product warranties for the sanitaryware and fittings supplied through the panel's brand partners.
Pricing is by element rather than by room: strip-out, plumbing, electrical, waterproofing, tiling, sanitaryware, joinery and glazing each carry a line, so a client can take one out or upgrade another without re-quoting the job. A programme with the days each trade is on site goes out with the price, because a bathroom out of use is the cost nobody quotes.
Who commissions it
Landlords refurbishing between tenants, owners in sectional title schemes who need one contractor the trustees will approve, and guest houses and small hotels working room by room.
Registers that apply to bathroom renovations
What to ask any contractor for before you award, on the panel or off it. Every one of these is checked before a panel contractor quotes.
PIRB certificate of compliance
For the plumbing, issued by the registered plumber who did it.
Electrical CoC
For any new circuit, heated towel rail or extractor, from a registered person.
Sectional title consent
Work that touches common property or the pipes inside it needs the body corporate's consent before it starts.
