The home builders' regulator: every builder of a new home must be registered, and every new home enrolled before it is built.
What the register is for
The National Home Builders Registration Council registers home builders and enrols new homes under the Housing Consumers Protection Measures Act, and its warranty scheme covers structural defects on an enrolled home. A builder who is not registered may not build a new home for sale or on contract, and a bank will not release a bond on a home that is not enrolled.
Who must be on it
Anyone building a new residential home or a residential addition that the Act treats as one. It is not required for repairs to a body corporate's common property, which is most of what a scheme buys.

How to check
The Council confirms a builder's registration and a home's enrolment. Ask the builder for both numbers.
What a listing does not prove
Anything about commercial, industrial or common-property work, where the Act does not reach.
